Residential Cleaning Services – Terms & Conditions

1. Cleaning Area Requirements


All areas to be cleaned must be cleared and ready. Clients are responsible for moving furniture, boxes, or large items prior to service to ensure access. If areas are not accessible, they will not be cleaned and no partial refund will be issued. Our team may perform light organizing of shoes, toys, and countertop items. Excessive disorganization will be reassessed as Decluttering & Organizing services (see Section 5).


2. Payment Policies


All payments must be made through official AAC invoices. Cleaners are not authorized to handle payment directly. No cash, Cash App, Venmo, Zelle, or on site payments accepted. Payment is due immediately upon completion unless otherwise agreed in writing. Jobs requiring moving, disassembly, or packing must be prepaid. Late payments may result in late fees, suspension of service, or ineligibility for future services.


2.1 Estimates & Pricing:


Estimates are based on the information provided by the client and site conditions known at the time of scheduling or quoting. If actual site conditions, labor requirements, accessibility, equipment needs, disposal costs, or project complexity materially differ from the information provided, AAC reserves the right to reassess pricing and issue an updated estimate, change order, or invoice before continuing work whenever reasonably possible.


3. Cancellation & No Show Policy


Cancellations made less than 24 hours before service are billed at 50% of service cost. If AAC staff arrive and the client is not present/unreachable, 50% of the service is due. Cancellations made more than 24 hours in advance release the client from obligation.


4. Job Scope & Time Limits


Services are based on the agreed scope. Most jobs are completed in the estimated time. If a job requires additional time due to site conditions, client delays, or added workload, the service will be reassessed and billed at updated hourly rates. Clients will be notified before additional time is billed. If a cleaning cannot be completed, clients may book continuation service (next day continuation $150 for first 2 hours, then $50/hour).


4.1 Client Requested Scope Changes:


Services requested by the client that are outside the original agreed scope of work will be billed separately unless otherwise agreed to in writing. Client approval may be provided verbally, electronically, by text message, email, signed change order, or by directing AAC to proceed with the additional work.


4.2 Client Requested Scope Reductions:


If the client requests that portions of the agreed scope of work be reduced, omitted, or excluded after work has begun, AAC shall not be responsible for any resulting incomplete work or omitted services related to those client-requested changes.


5. Moving, Packing, Decluttering & Organizing Services


Rates: Moving $150/hour; Decluttering & Organizing $150/hour; Packing & Unpacking $80/hour. If a job booked as standard cleaning is reassessed as one of these services, clients will be notified and invoiced accordingly. Services must be prepaid before continuing.


6. Junk Removal


6.1 Standard Pricing:


Base rate: $175. Pricing includes loading, transportation, and unloading unless otherwise specified.


6.2 Labor:



Large-scale junk removal, eviction cleanouts, estate cleanouts, hoarding cleanouts, construction debris removal, biohazard cleanouts, and similar projects may be billed based on the actual labor required to safely complete the contracted scope of work. Labor is billed based on the number of personnel assigned, hours worked, project complexity, site conditions, accessibility, and the specialized services required to safely complete the contracted scope of work.


6.3 Disposal Costs:


Dump fees, landfill or transfer station fees, environmental disposal fees, recycling fees, and other disposal costs are billed separately based on the actual charges incurred. Supporting receipts may be provided upon request.


6.4 Equipment & Project Expenses:


When required, truck or trailer rentals, fuel, equipment rentals, specialized tools, personal protective equipment (PPE), consumable supplies, cleaning products, specialized disinfectants, equipment decontamination, disposal of contaminated materials, and other project-related expenses reasonably necessary to complete the contracted scope of work may be billed separately or included on the final invoice.


6.5 Scope Changes:


If the volume of debris, weight, accessibility, site conditions, hazardous conditions, or scope of work materially differs from the information provided before service, AAC reserves the right to reassess pricing, labor, staffing, equipment requirements, and issue a revised estimate, change order, or updated invoice before continuing work whenever reasonably possible.


6.6 Biohazard & Hazardous Conditions:


Projects involving biohazards, bodily fluids, human or animal waste, decomposition, sharps, drug contamination, hoarding, excessive urine or feces, infectious materials, or other hazardous conditions require specialized labor, training, safety procedures, equipment, and personal protective equipment (PPE).


Due to the increased health and safety risks associated with these environments, AAC reserves the right to assess additional charges for:


Biohazard labor

Hazard pay for employees assigned to hazardous or biohazard work

Specialized PPE

Equipment rentals

Specialized cleaning agents and disinfectants

Equipment decontamination

Disposal of contaminated materials

Additional labor required due to hazardous site conditions

Other reasonable project-related expenses necessary to safely complete the contracted scope of work


6.7 Unforeseen Site Conditions:


Projects are priced based on the information provided by the client at the time of scheduling. If conditions encountered upon arrival materially differ from those represented before service, including but not limited to excessive accumulation of debris, undisclosed biohazard conditions, excessive pet hair, hoarding conditions, illegal dumping, restricted access, structural hazards, unsafe working conditions, excessive contamination, or other conditions requiring additional labor, personnel, equipment, or specialized services, AAC reserves the right to pause work, reassess the project, and issue a revised estimate, change order, or updated invoice before proceeding whenever reasonably possible.


6.8 Client Responsibility for Site Representation:


The client is responsible for providing accurate information regarding the property's condition, accessibility, occupancy status, utilities, and any known hazardous or unusual site conditions before service. AAC's estimates and pricing are based upon the information provided at the time of scheduling. If material differences are discovered upon arrival or during the project, AAC reserves the right to adjust the scope of work, pricing, staffing, equipment, labor, project schedule, and any other project-related costs necessary to safely complete the contracted services.


6.9 Change Orders & Additional Services:


Additional services requested by the client that are outside the original agreed scope of work, including but not limited to additional hauling, demolition, sorting, packing, moving, landscaping, cleaning, dump runs, biohazard work, or other requested services, will be billed separately. Client approval may be provided verbally, electronically, by text message, email, signed change order, or by directing AAC to proceed with the additional work.


7. Mandatory Final Walkthrough, Project Completion & Acceptance


7.1 Mandatory Final Walkthrough:


AAC's project completion process includes a mandatory final walkthrough with the client or the client's designated representative before a project is considered complete.


7.2 Purpose of the Walkthrough:


The purpose of the mandatory final walkthrough is to:


Verify that the agreed scope of work has been completed.

Identify any remaining punch-list items.

Provide AAC the opportunity to immediately address any reasonable deficiencies before final project acceptance.


7.3 Project Acceptance:


If the client or designated representative is unavailable, written, electronic, text message, or verbal confirmation may serve as project acceptance.


7.4 Opportunity to Cure:


If the client declines, bypasses, or is unavailable for the mandatory final walkthrough, or elects to hire another contractor before AAC has been provided a reasonable opportunity to complete the walkthrough and address identified punch-list items, AAC cannot be held responsible for deficiencies that could have been identified and corrected through its standard project closeout process.


7.5 Return Visits:


Once the walkthrough has been completed and the project has been accepted, any additional return visits requested by the client that are outside the original agreed scope of work may be billed at AAC's prevailing service rates unless otherwise agreed to in writing.


7.6 Project Interruption:


If the client suspends work, prevents AAC from completing the agreed scope of work, or hires another contractor before AAC has been provided a reasonable opportunity to complete its mandatory walkthrough and address identified punch-list items, AAC reserves the right to invoice for labor, materials, equipment, disposal costs, and services provided through the date work was discontinued.


8. Non Payment & Theft of Services


If a client refuses to pay for approved/completed services (including reassessed or extended work), this is Theft of Services under Washington law (RCW 9A.56.020). AAC may pursue collections, legal action, or decline future service.


9. Employee Safety & Conduct


9.1 Respectful Workplace:


Clients shall treat AAC employees, subcontractors, and representatives with professionalism and respect. Verbal abuse, threats, harassment, discrimination, intimidation, or unsafe working conditions may result in immediate suspension or termination of services and, when appropriate, may be reported to the proper authorities.


9.2 Employee Safety:


AAC reserves the right to suspend, modify, postpone, or discontinue work whenever site conditions are determined to be unsafe or when additional personnel, equipment, safety measures, or protective procedures are reasonably necessary to protect employees, subcontractors, clients, or the public.


9.3 Project Adjustments:


Any resulting adjustments to labor, staffing, pricing, equipment, scheduling, or project requirements will be communicated to the client as soon as reasonably practicable.


10. Binding Agreement


By accepting an invoice or estimate, the client agrees to all Terms and Conditions. Breaches may result in termination, legal consequences, or loss of service privileges. Final post renovation cleaning quotes are confirmed only after walkthrough or photo assessment.


11. Post Renovation & Construction Cleanup Policy


11.1 Service Phases:


Cleanups are performed in phases (rough, detail, final). Quotes apply only to listed phases. Additional cleans billed separately.


11.2 Site Readiness:


Running water, safe power, and access

are required. No bucket filling from hoses. Final cleans only after all trades complete unless exception approved.


11.3 Active Trades:


AAC does not perform final cleans alongside active trades unless written

exception. Re soiling by trades requires a re clean billed separately.


11.4 Dust & Silica:


No dry sweeping. AAC uses wet methods/HEPA vacuums. Jobs paused if dust control is inadequate.


11.5 Windows/Glass Waiver:


Razor scraping may scratch tempered glass due to fabricating debris. AAC not liable.


11.6 Exclusions:


AAC does not handle asbestos, mold, lead, or hazardous remediation. Exterior

work and restoration excluded unless quoted.


11.7 Re Inspection/Re Clean:


Return visits billed at prevailing rates. Scheduling priority not guaranteed for <48hr notice.


11.8 Change Orders:


Scope changes (heavier dust, debris, adhesive removal, grout haze) trigger reassessment.


11.9 Delays:


Lockouts, delays, or unsafe conditions billed as labor/trip fees. Aggressive behavior terminates service.


11.10 Documentation:


AAC may photo/video work areas for quality and protection.


11.11 Acceptance:


Scheduling service constitutes acceptance of these terms.


12. Damage Protocol & Liability


Claims must be reported in writing within 48 hours unless extended in writing by AAC. Clients must

provide photos, brand/model/serial info, and proof of value. Electronics must be tested to verify

functionality. AAC reserves the right to inspect items or request third party evaluation before authorizing remedy. AAC’s responsibility is limited to arranging repair or professional cleaning. Replacement will only be considered if repair is not feasible and proof of value is provided. AAC’s liability for any single item shall not exceed $500 unless otherwise agreed in writing before services are performed. For items exceeding $500 in value, clients are responsible for pursuing claims under their own renters’ or homeowners’ insurance for amounts above AAC’s direct liability. In cases where AAC’s negligence is proven and damages exceed $500, a claim may be submitted through AAC’s commercial liability insurance carrier, subject to carrier process, requirements, and coverage limits. AAC is not liable for pre existing damage, normal wear and tear, sentimental value, incidental or consequential damages, or client directed deviations from AAC protocol. Failure to submit claims within the reporting window constitutes acceptance of service and waiver of future claims.


13. Termination & Dispute Resolution


Either party may terminate with 30 days’ notice; 60 days for contracts >$100k annually. Immediate

termination for non payment, harassment, or unsafe conditions. Outstanding balances remain due.

Disputes resolved first through negotiation, then mediation in Pierce County, WA, before litigation. Each party bears its own legal fees unless otherwise required by law or court



Commercial Cleaning & Janitorial Services


1. Service Scope & Scheduling


Services provided according to contract scope, schedule, and specifications.

Access, utilities, and safety compliance (including OSHA/L&I;) must be provided by the client.

All services are limited to the scope listed in the executed Service Agreement or Proposal. Tasks outside the agreed scope require a written change order and updated pricing.


2. Payment Policies


Payment terms outlined in contract or purchase order.

Late payments may result in service suspension, late fees, or contract termination.


3. Cancellation & Schedule Changes


Recurring contracted services may be paused/rescheduled only with written notice per agreement.

One-time commercial cleans canceled with less than 48 hours’ notice are billed at 50% of service value.


4. Job Scope Adjustments


Changes to service frequency, scope, or additional tasks outside contract must be requested in writing and approved with a change order/updated pricing.


5. Walkthrough & Job Approval


A final walkthrough with a client representative may be required at project completion.

If unavailable, written approval or electronic confirmation will serve as acceptance of work.


6. Facility Access & Safety


Client must provide safe access, utilities, and compliance with OSHA/L&I; regulations.

Lockouts, unsafe conditions, or client-caused delays may result in trip fees or billed labor.

Client must disclose known hazards (biohazards, chemicals, restricted areas, etc.) prior to service. AAC reserves the right to suspend work until hazards are remediated. Aggressive, threatening, or unsafe behavior toward AAC staff will result in immediate suspension or termination of service.


7. Insurance & Compliance


AAC maintains general liability, auto, and workers’ compensation insurance. Certificates available upon request. Insurance claims above AAC’s direct responsibility will follow the insurer’s process and coverage terms.


8. Non-Payment & Contract Termination


Failure to pay invoices per agreed terms may result in suspension or termination of services.

Either party may terminate ongoing janitorial agreements with 30 days’ written notice. For larger contracts exceeding $100,000 annually, 60 days’ written notice may be required. Immediate termination may occur for safety issues, harassment, non-payment, or material breach of contract. All outstanding balances remain due upon termination, regardless of cause. AAC reserves the right to pursue collections, legal action, or decline future contracts.


9. Employee Safety & Conduct


AAC staff must be treated with professionalism and respect. Harassment, threats, or unsafe environments will result in service suspension or termination.


10. Damage Protocol & Liability


Claims must be reported in writing within 5 business days of discovery and include photos, item description, and proof of value. AAC reserves the right to inspect any alleged damage prior to authorizing repair, cleaning, or replacement. AAC’s liability is limited to repair or professional cleaning. Replacement will only be considered if repair is not feasible and value is documented.

For damages exceeding AAC’s direct responsibility, claims may be submitted through AAC’s liability insurance carrier, subject to carrier process. Exclusions: AAC is not liable for pre-existing conditions, normal wear from commercial use, or damages occurring due to unsafe site conditions.


11. Post-Renovation & Construction Cleanup Policy


11.1 Service Phases


Post-renovation and construction cleanups are typically performed in phases (e.g., rough/initial clean, detail/secondary clean, and final/turnover clean). The quoted scope and pricing apply only to the phase(s) listed on your estimate and invoice. Additional phases, punch-list cleans, re-cleans, or “photo ready” detailing are separate services and will be quoted accordingly.


11.2 Site Readiness (Utilities, Access & Conditions)


- Running Water: Continuous access to running, potable water on all cleaning days is required. Bucket-filling from outdoor hoses or intermittent shutoffs are not acceptable for final cleans. If water is unavailable or shut off, the appointment will be paused or terminated and a delay/return fee may apply.


- Power & Lighting: Safe electrical power and adequate lighting must be available throughout the jobsite. If unavailable, the job may be paused/terminated and additional fees may apply.


- HVAC & Dust Control: Client/GC must ensure proper dust control measures are in place. Vents in active work zones should be covered and filters protected/changed as appropriate. HVAC cleaning or filter replacement is not included unless specifically contracted.


- Construction Complete for Final Clean: Final cleans are scheduled only after all

construction/painting/carpentry/sanding has concluded and all trades are off the site (exceptions must be pre-approved in writing; see 11.3). Newly installed fixtures, glass, cabinets, and surfaces should be unboxed and accessible.


- Debris & Waste: Construction debris hauling is not included unless quoted. Dump fees are billed separately when AAC provides haul-away.


11.3 Working Alongside Active Trades (Exceptions Policy)


AAC generally does not perform final/turnover cleans while other trades are actively working, due to re-soiling, safety hazards, and schedule conflicts. Limited exceptions may be approved in writing when:


- AAC is assigned a clearly separated work area (no active cutting, sanding, grinding, or painting nearby);


- Dust-generating tasks are paused while AAC is cleaning that area; and


- Utilities are fully available (water/power/lighting).


If re-soiling or new debris appears after AAC cleans due to ongoing trade work, a re-clean will be billed at our prevailing hourly rates with a separate trip fee.


11.4 Housekeeping, Dust & Silica Compliance


Dry sweeping/brushing is not permitted where it could contribute to respirable crystalline silica exposure. AAC uses wet methods and/or HEPA-filtered vacuuming where feasible. If dust control requirements cannot be met, the job will be paused for safety and compliance, and rescheduled when controls are in place.


11.5 Windows, Glass & “Fabricating Debris” Waiver


Razor scraping and other construction-clean methods may be required for paint, stickers, and adhesives. Some tempered glass may contain microscopic manufacturing debris (“fabricating debris”) that can cause scratching during normal removal methods. AAC is not responsible for scratching caused by fabricating debris or pre-existing damage. By authorizing post-construction window/glass cleaning, Client acknowledges this risk and agrees to our glass waiver.


11.6 Exclusions & Hazardous Materials


AAC’s services do not include lead, asbestos, mold, or other hazardous material abatement; chemical stripping; remediation; or repairs. If suspected hazards are encountered, work will stop and the area will be referred to a licensed specialist. Height work above our ladder limits, exterior pressure washing, or specialized restoration tasks are excluded unless expressly quoted.


11.7 Re-Inspection, Re-Clean & Trip Fees


If areas are re-soiled by other trades, or punch-list items are created after AAC has completed a phase, return visits are billed at our prevailing hourly rates plus any applicable trip or set-up fees. Scheduling priority is not guaranteed for re-cleans requested with less than 48 hours’ notice.


11.8 Change Orders & Scope Adjustments


Differences between described and actual site conditions (e.g., heavier dust, debris, paint/adhesive removal, sticker removal, interior/exterior glass scraping, cabinet interior detailing, grout haze removal) will trigger an on-site reassessment. AAC will issue a written change order or updated estimate, which must be approved before work continues.


11.9 Access, Security & Delays


Client/GC must provide safe access and parking. Lockouts, wait time beyond a 15-minute grace period, or on-site delays not caused by AAC may incur hourly labor and trip fees. Aggressive, threatening, or abusive behavior toward staff will result in immediate termination of service.


11.10 Documentation


AAC may photograph/video work areas before, during, and after service for quality control, safety

documentation, and protection against false claims.


11.11 Acceptance


By scheduling post-renovation or construction cleanup with AAC, Client acknowledges and accepts these policies, including any phase-specific addenda on the estimate/invoice.


12. Indemnification


AAC shall indemnify and hold harmless the Client from damages directly resulting from AAC’s negligence. AAC shall not be liable for incidental, consequential, or indirect damages.


13. Termination & Dispute Resolution


Ongoing contracts may be terminated by either party with 30 days’ written notice (60 days for large contracts). Immediate termination may occur for safety violations, harassment, or non-payment.

All outstanding balances remain due upon termination. Any disputes arising under this Agreement shall first be subject to good faith negotiation, then mediation in Pierce County, WA prior to litigation. Each party shall bear its own attorney/legal fees unless otherwise determined by law or court order.
